Luxury home prices are climbing, but buyers and sellers are experiencing two very different markets along Palm Beach County’s coastline.
Palm Beach County’s luxury real estate market continues to demonstrate the enduring appeal of South Florida’s coastal lifestyle. From the oceanfront communities of Juno Beach and Palm Beach to the vibrant waterfront neighborhoods of Delray Beach, luxury properties remain highly desirable.
But the latest market data reveals an important distinction: Luxury single-family homes are gaining momentum, while luxury condominiums and townhomes are moving at a considerably slower pace.
According to the October 2026 Luxury Market Report from the Institute for Luxury Home Marketing, which analyzes September 2026 sales activity, the market is presenting different opportunities depending on the type of property you’re buying or selling.
Let’s explore the numbers and what they mean for South Florida’s luxury real estate market.
Luxury Single-Family Homes: Prices Rise as Sales Accelerate
The luxury single-family home market across Palm Beach County’s beach towns remained balanced in September, supported by stronger sales activity, rising prices, and shorter marketing times.
September 2026 Market Highlights:
| Market Indicator | September 2026 | Year-over-Year Change |
|---|---|---|
| Median Sold Price | $3,375,000 | +47% |
| Homes Sold | 44 | +63% |
| Active Inventory | 273 | -10% |
| Median Days on Market | 54 days | -30% |
| Median Price per Square Foot | $1,190 | +17% |
| Median Sale-to-List Price Ratio | 93.56% | Up from 90.60% |
Luxury single-family homes are defined in this report as properties priced at $1 million and above.
What’s Driving the Single-Family Market?
Perhaps the most notable development is the substantial increase in median sales prices.
At $3.375 million, the median luxury single-family home price was 47% higher than in September 2025, when the median stood at approximately $2.3 million.
Sales activity also increased significantly, with 44 luxury homes sold compared with just 27 during the same month last year.
Meanwhile, available inventory declined by 10%, leaving buyers with fewer properties to choose from.
Homes are also spending less time on the market. The median marketing period fell from 77 days to just 54 days, a 30% improvement.
Together, these figures suggest a more active luxury single-family market, particularly for properties that align with buyer expectations.
However, the increase in median sales price doesn’t necessarily mean every luxury home’s value has appreciated by 47%. Changes in the types, sizes, and price points of properties sold can significantly influence the median.
Are Luxury Home Sellers Getting Their Asking Prices?
Not quite, but the gap is narrowing.
In September, luxury single-family homes sold for a median of 93.56% of their asking prices, compared with 90.60% one year earlier.
That means buyers are still negotiating, even as the market becomes more competitive.
For sellers, realistic pricing remains essential. For buyers, opportunities to negotiate still exist, particularly when a property has been on the market longer than comparable homes.
Is It a Buyer’s or Seller’s Market?
Despite stronger sales and rising median prices, the luxury single-family segment remains a balanced market, with a sales ratio of 16%.
The sales ratio measures the relationship between completed sales and available inventory.
A balanced market generally provides opportunities for both buyers and sellers without giving either side an overwhelming advantage.
One interesting exception is the $15 million to $17.5 million price range, which recorded a 50% sales ratio in September. However, that figure reflects just two sales against four available listings, so it should be interpreted cautiously.
Luxury Condos and Townhomes: Buyers Have More Negotiating Power
While luxury single-family homes are experiencing stronger activity, the attached-home market tells a different story.
Luxury condominiums and townhomes across Palm Beach County’s coastal communities remain firmly in buyer’s market territory.
With a sales ratio of just 8%, this segment continues to offer buyers greater selection and negotiating opportunities.
September 2026 Market Highlights:
| Market Indicator | September 2026 | Year-over-Year Change |
|---|---|---|
| Median Sold Price | $1,955,000 | -3% |
| Homes Sold | 27 | -10% |
| Active Inventory | 353 | -14% |
| Median Days on Market | 128 days | +22% |
| Median Price per Square Foot | $888 | -4% |
| Median Sale-to-List Price Ratio | 89.87% | Essentially Unchanged |
Luxury attached homes are defined in this report as properties priced at $850,000 and above.
Why Are Luxury Condos Taking Longer to Sell?
The most striking difference between the two luxury property segments is the time required to secure a buyer.
Luxury attached homes spent a median of 128 days on the market, compared with 105 days in September 2025.
That’s more than four months of marketing time.
Sales activity also declined by 10% year over year, while the median sold price slipped approximately 3%, from $2.025 million to $1.955 million.
Interestingly, available inventory also declined by 14%.
Normally, reduced inventory can help support prices. But in this case, the combination of fewer sales, longer marketing periods, and softer prices suggests that demand remains relatively subdued.
The data does not identify the specific reasons for slower buyer activity. However, the numbers clearly demonstrate that luxury attached properties face different market conditions than single-family homes.
Negotiating Opportunities for Luxury Condo Buyers
One of the most important statistics for prospective buyers is the sale-to-list price ratio.
In September, luxury attached homes sold for a median of 89.87% of their asking prices.
This indicates that successful transactions involved meaningful differences between asking and final sale prices.
Of course, individual negotiating opportunities depend on the property, its condition, location, pricing history, and competing inventory.
For buyers considering a luxury condominium or townhome in Palm Beach County, the current market may offer an opportunity to explore properties without the same level of urgency seen in stronger seller-driven markets.
For sellers, the message is equally important: Pricing a property based on yesterday’s market can result in extended marketing periods and additional price reductions.
Two Luxury Markets, Two Different Stories
The contrast between single-family and attached luxury homes is particularly revealing.
| Market Indicator | Single-Family Homes | Condos & Townhomes |
|---|---|---|
| Median Sold Price | $3,375,000 | $1,955,000 |
| Annual Price Change | +47% | -3% |
| Annual Sales Change | +63% | -10% |
| Median Days on Market | 54 | 128 |
| Sale-to-List Price Ratio | 93.56% | 89.87% |
| Sales Ratio | 16% | 8% |
| Market Classification | Balanced | Buyer’s Market |
The takeaway? Property type matters just as much as location when evaluating today’s luxury real estate market.
A waterfront single-family home in a desirable coastal neighborhood may face a very different competitive environment than a luxury condominium just a few miles away.
That’s why broad headlines about the South Florida housing market rarely tell the whole story.
What This Means for Luxury Home Buyers
For buyers considering Palm Beach County’s luxury market, understanding the differences between property types can help shape a successful purchasing strategy.
If you’re shopping for a single-family home:
The market is more active than it was a year ago, with increased sales and shorter marketing times.
Well-positioned properties may attract attention relatively quickly, making preparation and familiarity with comparable sales particularly important.
However, the balanced market classification suggests that buyers should not assume every property requires an aggressive offer.
If you’re considering a luxury condominium or townhome:
The market offers a different set of opportunities.
Longer marketing periods and a lower sale-to-list price ratio suggest buyers may have more room to negotiate.
Careful evaluation of property condition, condominium association finances, assessments, insurance costs, and building maintenance obligations remains essential.
What This Means for Luxury Home Sellers
For sellers, the most important lesson is that pricing strategies should reflect the specific market segment rather than the broader luxury market.
Single-family homeowners may benefit from stronger sales activity and reduced inventory, but buyers are still negotiating. Competitive pricing, professional presentation, and an effective marketing strategy remain important.
Luxury condo and townhome owners face a more challenging environment. With properties taking a median of 128 days to sell, entering the market at an unrealistic asking price can significantly extend the selling process.
In either segment, the best pricing strategy begins with a careful review of recent comparable sales, competing listings, and current buyer activity.
The Jupiter Dream Life Perspective
Palm Beach County’s coastal communities continue to offer an extraordinary lifestyle, from waterfront living and boating to beautiful beaches, dining, shopping, and year-round outdoor recreation.
But lifestyle appeal and market performance aren’t always the same thing.
The September numbers demonstrate why understanding the local market is so important.
Luxury single-family homes are experiencing stronger sales activity, higher median prices, and faster transactions. Meanwhile, luxury condominiums and townhomes are taking longer to sell, with buyers maintaining greater negotiating leverage.
Neither market is inherently good or bad. Each presents different considerations and opportunities.
Whether you’re exploring a waterfront home in Jupiter, a luxury condominium in Juno Beach, or a coastal property farther south, understanding current market conditions is an important part of making an informed real estate decision.
The bottom line: Palm Beach County’s luxury real estate market isn’t moving in one direction. Knowing which segment you’re entering makes all the difference.
