The First Two Weeks Matter: What Sellers Should Know About Pricing

Your home is cleaned, the photos look beautiful, and the listing is ready to go. Now comes one of the most important decisions of the selling process: choosing the asking price.

It can be tempting to start high and see what happens. After all, you can always lower the price later, right?

You can—but the price you choose at the beginning helps shape buyers’ first impressions. Those first two weeks are a valuable opportunity to attract attention, gather feedback, and understand how your home compares with the competition.

Two weeks is a useful checkpoint, not a deadline. Some homes take longer to sell because of their location, price range, condition, or local market. The goal is to launch with a thoughtful strategy and pay attention to what happens next.

When your listing first appears, buyers who are already searching have a new option to consider. They may have toured several homes, narrowed down their favorite neighborhoods, and developed a clear sense of what their budget can buy.

Your home enters that comparison immediately. Buyers are asking: How does it measure up to the other homes available at this price?

If the asking price feels out of step with the competition, some buyers may move on before scheduling a showing. Leaving extra room to negotiate only helps if buyers are interested enough to start the conversation.

A strong asking price starts with evidence. Recent comparable sales help show what buyers have paid. Active listings reveal the choices buyers have now, while homes under contract can provide additional context—even when the final sale price is not yet available. Your home’s condition, features, location, and current market conditions also matter. The National Association of REALTORS® explains these factors in its consumer guide to pricing your home.

The amount you hope to walk away with is an important part of planning your move. But buyers will judge the asking price against the home and its competition. Improvements deserve consideration, too, without assuming every dollar spent translates into an equal increase in value.

Once your home is on the market, early activity gives you information to work with. During the first two weeks, review these questions with your agent:

  • Are buyers finding the listing? Check online exposure, photos, and listing details.
  • Are they scheduling showings? Consider price, presentation, and how easily buyers can visit.
  • What feedback repeats? Look for patterns across several buyers rather than reacting to one opinion.
  • How are comparable homes performing? A quiet week means something different if competing homes are also quiet.
  • Are showings leading to further interest or offers? Review what may be keeping interested buyers from taking the next step.

No single number tells the whole story. Plenty of online views do not guarantee an offer, and a slow start does not automatically mean the price is wrong. The value comes from reviewing the signals together.

Plan your pricing check-in before you list. Agree with your agent on when you’ll review activity and what would justify a change. If the evidence points toward a price adjustment, make that decision using current competition and buyer feedback. There is no universal percentage to reduce or rule requiring a change on day 14.

Your home’s launch deserves the same care as its preparation. A well-supported asking price, strong presentation, and timely follow-up give buyers a clear reason to take a closer look.
