Details and Process

Knock will lend Home Swap customers the following:

  • Up to 20% of the downpayment on their new home purchase
  • Up to 6 months of old mortgage payments
  • Up to $25,000 in home preparation funds.

With all of those benefits, it’s easy to assume that the Home Swap has to be expensive! However, you can rest easy because that’s not the case! This program provides exceptional value with great costs and rates.

The Home Swap Process

Once you find your dream home, Home Swap customers are able to submit competitive, offers that are not contingent on the sale of their property. Knock makes this possible with a backup purchase offer. This offer removes the DTI on the your old house which, in turn, removes the sales contingency on your new home purchase. The contract will be signed when a customer goes under contract on their new home. After your listing has been on the market for 6 months, you may choose to then accept the offer and execute the contract.

However the goal of this program is for you to sell your home on the market, so you can extract the maximum equity from that sale!

Qualifying the Home and the Buyer

In order to utilize the Home Swap program, customers must go through the pre-approval process with the Knock lending team to ensure you are approved for a new mortgage and the equity advance loan. In addition, your current home for the Home Swap will need to be qualified by confirming the facts and condition of the property. This is done easily by submitting photos of the interior and exterior to Knock. (This is not an appraisal or an inspection.)

Buying and Selling

Once you are fully Home Swap eligible, the rest of the transaction is almost the same as any other transaction. We will shop for and secure your new perfect home. After you have moved into your new home, we sell your old home by going through the typical marketing and selling process. Once the old house has closed, any used Home Swap advance funds are paid out of your proceeds, and the Home Swap is successfully completed!
